Your booking, which must be on our Booking Form and sent to us with a deposit of one third of the total price, which will only be effective when confirmed by us in writing. The balance, together with a Cautionary Deposit of £100, must reach us no later than six weeks before the beginning of your holiday. The Hirer is responsible for the total balance of the holiday. Only people named on the booking form may sleep at the property unless negotiated with owner.

Any cancellation must be notified to us as soon as possible and confirmed in writing. If re-letting is successful any money paid will be refunded less any expenses incurred and a handling charge of £100 per week. If re-letting is not possible, all monies paid will be forfeited. Therefore, Holiday Cancellation Insurance is recommended, we recommend www.cancellationplan.com.
The Cautionary deposit will be returned to you by post at the end of your stay. You must keep property clean and in good order and you will be responsible for any breakages. The owner will be entitled to deduct from the Cautionary Deposit the cost of remedying any breach of these obligations together with the cost of any service or goods provided.
A well behaved, fully trained pet is most welcome but must be disclosed on our booking form and only pets named on the booking form may be brought into the property. You must ensure that no damage is caused by them to the property and that they cause no disturbance within the surrounding area. Pets must be supervised and under control at all time. Pets are not allowed on furniture or beds. Dog owners are responsible for clearing up dog litter and disposing of in a hygienic manner. Pets must not be left alone in the cottage at any time. Failure to do so could result in you being asked to vacate the premises immediately.
The cottages are available from 4 pm on the day of arrival and guests are requested to vacate by 10 am on day of departure.
Cottages must be left in a clean and tidy condition upon departure. Any breakages, damage or loss will be the liability of the hirer and must be paid for. The Hirer must report any damage at the time.
The proprietor reserves the right to terminate your stay if you, members of your party or pets are believed to be causing a disturbance/nuisance to other guests, or not treating the property with due care and respect.
The owner cannot accept responsibility for loss or damage to Hirers’ property, or for personal injury, or damage to cars, trailers or bikes parked at Hirers' risk.
